Monthly Ups and Downs of Toronto’s Real Estate (2015)

 

Monthly cycles are relatively easy to predict.

 

These are the average sale prices for single family homes in the GTA, as reported by the Toronto Real Estate Board (TREB).

 

The Normal “Up/Down” Real Estate Cycle of Pricing

 

I have published this on numerous occasions. The market starts off in January, actually down from the previous month. Four up months follow, February, March, April and May. Then, three down months in June, July and August. Two up months in September and October, followed by three down months, November, December and January.

COMMENT and REVIEW

 

The normal pattern worked perfectly in 2014, but in 2015, November was unexpectedly an up month.

 

If the normal trend is not being followed and we have increased pricing, we either have lowered inventory or a greater number of buyers. This November, it would seem that we had more sales, so likely that indicates lots of buyers.
